The Appraiser is there to note condition of the property, and how it relates to other properties in the area, thereby determining market reaction to the differences, and using that information to help in developing the opinion of value.

3What Should I do to Get Ready for the Appraisal?
In general, it is a good idea to tidy up a bit, turn on lights, open curtains, and put pets away. However, it should be noted that the Appraiser is not there to evaluate cleanliness. The Appraiser is looking at the condition of the property and quality of the construction.
The appointment for a Full Appraisal will typically take 20-30 minutes. The Appraiser will measure the outside, then perform a quick walkthrough.

4Can you Guarantee an Appraised Value?
No. Per USPAP (the guidelines that licensed Appraisers must follow), it is a violation of the Ethics Rule for an Appraiser to accept an assignment based upon a pre-determined value or direction in value.
5Why do I need an appraisal?
An Appraisal is a supported opinion of value by a licensed professional. This can be very helpful in court or dispute situations, dealing with the IRS, removing PMI, or any other situation where a researched and document report is needed.
6How long until I get my report?
After the inspection, it usually takes 2-3 business days to receive your report. The report will be emailed in PDF form to you, the client, and any other parties that you specify ; attorneys, CPA's, etc..
7Can I order an Appraisal to be used later for a Refinance?
No. For mortgage purposes, the Lender must engage their own Appraiser through and AMC (Appraisal Management Company). Homeowners are not allowed to directly engage their own Appraiser for a mortgage loan appraisal.
